Òâ°ºÌåÓý provided developer Sherwood Equities with CM As-Agent services on the construction of 500W21, a luxury residential condominium located in Manhattan's West Chelsea neighborhood. Designed by Kohn Pedersen Fox, and interiors by Mark Zeff Designs; the concrete superstructure spans the entire block on 10th Avenue between 20th and 21st streets, adjacent to the High Line Park. The eight-story, 80,000 sq. ft. residential building features 32-units, with the street level being dedicated to retail. Unique project features include: four-pipe fan coil heating and cooling systems throughout, a cold storage room, and a gas-fired generator providing uninterrupted power when required. As Sherwood's agent, Òâ°ºÌåÓý provided critical oversight throughout the project's lifecycle. This included: analyzing the General Contractor's staffing requirements; overseeing the design and installation of all MEP systems; managing Sherwood's QA/QC program, and when appropriate evaluating construction means and methods to ensure project constructability. As-Agent, Òâ°ºÌåÓý's keen insight proved invaluable, enhanced construction processes were implemented leading to the project's completion in less than 18-months.
